UH, SO THE APPLICANT, UH, PLANS TO OPEN A RETAIL STORE, OFFERING DIRT BIKES, ATVS, GOLF CARTS, GO-KARTS UTILITY TERRAIN VEHICLES, ELECTRIC BIKES, SKATEBOARDS, RECREATIONAL VEHICLES.

WE'RE TALKING HERE ABOUT ELECTRIC VEHICLES, UH, ALSO, UH, CLOTHING, SAFETY GEAR SCREENPRINT AND BOARD BRODERIE AND VINYL.

THE REASON FOR THE USE PERMIT IS THE DIRT BIKES, WHICH ARE CONSIDERED MOTORCYCLES, MOTORCYCLE SALES, AND THE GBS ZONING DISTRICT REQUIRE A SPECIAL USE PERMIT.

THERE WOULD BE NO VEHICLE REPAIRS OR PAINTING ON THE SITE.

AS I MENTIONED THAT PARK, THE PARCEL THAT IT SITS ON AT 6.5 ACRES, THE STRIP CENTER THAT IT'S LOCATED IN IS 27,200 SQUARE FEET.

AND AS I NOTED, IT'S AN 8,000 SQUARE FOOT UNIT, UH, THERE WOULD NOT BE ANY, UH, EXTERIOR CHANGES TO THE UNIT OTHER THAN THE INSTALLATION OF WALL BUILDING MOUNTED WALL SIGNAGE ON THE FRONT OF THE, UH, FRONT OF THE BUILDING.

AND THEY'VE, UH, SUBMITTED A COUPLE OF DIFFERENT DESIGN SCHEMES, UH, FOR THAT SIGN.

UH, EITHER ONE OF WHICH WOULD BE IN COMPLIANCE WITH OUR ZONING ORDINANCE.

AS FAR AS THE DIMENSIONAL STANDARDS GO, THEY WOULD NOT BE ENTITLED TO ANY FREE STANDINGS SIGNAGE.

THERE WOULD BE NO OUTDOOR STORAGE, NO OUTDOOR DISPLAY OF VEHICLES OR, OR ANY IT'S ACTUALLY.

SO A PRETTY NON-INTENSIVE USE.

AND FOR THAT REASON, WE BELIEVE IT WILL NOT HAVE ANY ADVERSE IMPACTS.

UH, THERE'S PLENTY OF PARKING IN THE SHOPPING CENTER.

PARKING, THE SHOPPING CENTER HAS MORE PARKING THAN JUST HAVING AN ORDINANCE REQUIRES, AND IT ACTUALLY MOTORCYCLES STORES, UH, HAVE A LOWER PARKING REQUIREMENT THAN JUST ORDINARY SHARP SHOPPING CENTER SPACE.

UM, AS FAR AS TRAFFIC IMPACTS NOTHING THAT WOULD BE INORDINATE, UH,

SO, AS I SAY, WE DON'T FORESEE ANY ADVERSE IMPACTS.

UM, SO ALL WARRANTY WORK WOULD EVEN BE HANDLED THROUGH THE VENDOR DEPENDING ON THE BRAND OF THE BIKE.

UM, WE'RE NOT GOING TO BE DOING ANY PAINTING, ANY BODY WORK WE'RE SIMPLY GOING TO SELL THEM, UM, WITH OBVIOUSLY OUR TARGET BEING YOUTH TO ADULT RIDERS, UM, BECAUSE IT GIVES EVERYBODY IN TODAY'S TIME WITH EVERYTHING GOING ON, SOMETHING TO DO OUTDOORS.

UM, IN MOST CASES THEY, THAT PARENTS OR OLDER SIBLINGS RIDE, UM, IT'S VERY RARE THAT I'VE FOUND JUST A BRAND NEW RIDER FROM THE GET, GO WITHOUT A PARENT THAT'S AT LEAST GOING TO TEACH THEM.
