A. Application No. CP-9-14, York County Board of Supervisors: Amend Charting the Course to 2035: The County of York Comprehensive Plan, by revising the Conservation designation description to confirm that zoning classifications that are applied to existing development and which conform more closely to existing density even if not the least intensive zoning classification, and minimum lot sizes, minimum setback requirements, and other performance standards for non-residential uses, will be deemed consistent with the designation.
B. Amend Section Nos. 24.1-200 (Separate lots required), 205 (lot area averaging), 243 (Transitional buffers); 282(b) (Home occupations), 301 (Interpretation of table of uses), 402 (Standards for open space development), 407 (Standards for accessory apartments), 414.1 (Standards for domestic chicken-keeping as an accessory activity on residential property), and 703 (Permitted signs) to provide the necessary references to the new R33 District;
C. Amend Section 24.1-306 (Table of land uses) to insert the new R33 District listing and to identify principal permitted uses including single-family detached dwellings with certain associated accessory uses, public schools and other governmental facilities and places of worship, but not agriculture or aquaculture and principal uses requiring Special Use Permit approval including but not limited to duplexes, tourist homes, private clubs and similar uses.
D. Application No. ZM-152-14, York County Board of Supervisors: Amend the Zoning Map by reclassifying 95 properties in the York Point area from RC-Resource Conservation to R33-Low Density Single-Family Residential. The R33 zoning classification imposes a minimum residential lot size of 33,000 square feet, equating to an allowable development density of approximately one dwelling unit per acre. The current comprehensive plan designation of "Conservation" allows residential development generally at the least intensive zoning classification, the lowest density in York County currently being the RC-Resource Conservation zoning district which imposes a 5-acre minimum lot size for residential development.
E. Application No. UP-785-10, Greg Garrett Oyster and Seafood Company: Request for a Special Use Permit, pursuant to Sections 24.1-283(b), (d), and (e) of the York County Zoning Ordinance, to authorize seafood harvesting as a home occupation with on-premises customer/client contact and up to four non-resident employees on a 6-acre parcel located at 122 Sandbox Lane (private road) and further identified as Assessor's Parcel No. 20- 1-2.
